Knowledge Realty Trust is the largest office REIT in India based on Gross Asset Value (GAV) of ₹619,989 million as of March 31, 2025. It is also the second-largest office REIT globally in terms of leasable area.
As of March 31, 2025, the REIT’s portfolio comprises 30 Grade A office assets totaling 46.3 million sq. ft. (msf), including:
Completed Area: 37.1 msf
Under Construction Area: 1.2 msf
Future Development Area: 8.0 msf
The portfolio includes 6 city-centre offices and 24 business park/centre assets, offering a wide range of amenities such as multi-cuisine food courts, exclusive members-only clubs, indoor and outdoor sports facilities, medical clinics, creches, and other health and recreation facilities.
The assets are spread across six cities: Hyderabad, Mumbai, Bengaluru, Chennai, Gurugram, and GIFT City, Ahmedabad. The portfolio had a committed occupancy of 91.4% as of March 31, 2025.
The REIT maintains a diversified tenant base including prominent multinational corporations, Fortune 500 companies, Global Capability Centers (GCCs), and leading domestic corporates.
